Answers to Common Roof Questions

Each answer leans on public sources: City of Madison pages, Wisconsin statutes and the state agencies that enforce them. None of it is legal advice or a substitute for a close look at your own roof. For the longer version of the state law, the Wisconsin roofing rules page goes into more depth.

Is Roof Replacement Madison WI a roofing company?

No. This site is a free referral service and nothing more. Nobody here climbs ladders, writes bids, quotes prices or signs contracts. When you send a request, it goes to one independent local roofer, who sets up the inspection and writes any estimate. That roofer may pay us for the introduction; you never pay us a cent.

Do I need a permit to replace a roof in Madison?

Inside city limits, yes. The City of Madison requires a building permit for replacing roofing; only small repairs under $500 are exempt. Your roofer normally pulls the permit, and the fee is based on project cost. To confirm one was issued, search the City's records online or call Building Inspection at 608-266-4551. Suburbs and unincorporated towns, such as the Town of Madison, run their own permit offices.

Does Wisconsin license roofers?

Not as roofers. Wisconsin has no roofing license. Whoever pulls the permit on a one- or two-family home needs the state Dwelling Contractor credential from DSPS, backed by a Dwelling Contractor Qualifier with approved training. Look it up at license.wi.gov or call DSPS at (608) 266-2112. The credential covers permits and insurance, not workmanship.

Can a roofer cover my insurance deductible?

No. Under Wis. Stat. s. 100.65(2), a roofer can't promise to pay or rebate any part of your property insurance deductible to win the job, and that ban reaches its advertising too. The deductible is yours to pay. A roofer who offers to absorb it is breaking state law and risks fines.

What happens if my insurer denies the claim after I sign?

Wisconsin gives you a way out. Before you sign an insurance-related roofing contract, the roofer must hand you a written notice and a detachable cancellation form. If the insurer denies the claim in whole or in part, you can cancel until midnight of the third business day after you receive the insurer's notice. Payments and deposits must come back to you within 10 days.

Will the roofer deal with my insurance company for me?

Only up to a point. A Wisconsin roofer may inspect the damage, talk it over with you or the insurer's representative, and send its written estimate to your insurer. It may not represent you or negotiate the claim. Settling the claim stays between you and your insurance company.

What does a new roof cost in Wisconsin?

For the row labeled Wisconsin re-roof, average, This Old House (2026) gives about $7,043, with a range of $5,466–$17,887. Your total depends on size, pitch, material and tear-off. The cost guide lists all five sourced rows, and the cost calculator turns your home size into a rough range. Only a roofer's written estimate is a real price.

My house is in a Madison historic district. Does that change anything?

It can. Madison has five local historic districts: Mansion Hill, Third Lake Ridge, University Heights, Marquette Bungalows and First Settlement. The Madison Landmarks Commission reviews exterior changes in them. Before switching to a different roofing material, call the City's preservation staff at 608-266-6552, and tell your roofer the address sits in a district.

Do Madison winters change what I should ask for?

They do. Madison's normal seasonal snowfall is 51.8 inches (1991–2020), so ice dams and freeze-thaw cycles deserve a spot on your list. Ask your roofer about ice-and-water barrier at the eaves, how the attic will be vented, and which months the job can safely be scheduled. Then make sure the answers show up in the written contract.
